The Company:
An exciting opportunity has arisen for a Building Surveyor to join my client, an established market leading, real estate and technology service provider to Public Sector Organisations and Real Estate Investors across the UK. They provide a full end-to-end property service, sourcing, negotiating, acquiring, and developing housing to meet local needs. They deliver homes on a granular basis through street market acquisitions or on a larger scale combining multi-unit, new-build developments. They are a fully Certified B Corporation.
The Opportunity:
They are seeking a skilled and motivated RICS Building Surveyor to join their dynamic team. The ideal candidate will have a strong background in building surveying of residential properties, and will be comfortable managing the entire process from initial viewings to final handover. This role is for a property acquisition and refurbishment programme in Bristol and will require site visits on most days. Your working pattern will be flexible combining site visits, working from home and attending head office as and when required.
Key Responsibilities:
- Property Viewings & Pre-offer Cost Estimates - Conduct property viewings and perform high level pre-offer calculations to provide clients with informed recommendations on property investments.
- Homebuyers Level 2 Surveys & Building Surveys - Carry out Homebuyers Level 2 Surveys, providing comprehensive assessments of residential properties, including identifying defects, offering maintenance recommendations, and providing formal valuations. Conduct more detailed Building Surveys where required, offering in-depth analysis of property conditions and necessary repairs, tailored to client needs.
- Pricing Using NHF Rates and Codes - Utilise NHF Schedule of Rates and associated codes to accurately price works required for property refurbishments and repairs, ensuring cost-effective solutions for clients.
- Creating Scopes of Works - Create comprehensive SOW for property refurbishments or improvements, ensuring all details are meticulously documented and ready for client approval.
- Client and Contractor Communication - Conduct check-in video walkthroughs of properties to provide clients with a clear understanding of the property’s condition and any potential issues.
- Contract Administration - Issue and monitor contracts, managing variations, tracking progress against the programme, and ensuring all works are completed to the highest standards.
In order to be considered for this position you must be MRICS qualified with a degree in Building Surveying or a related discipline. Have a minimum of 3 years post-qualification experience, with a strong focus on residential surveying and project management. Strong technical knowledge of construction, residential property and the NHF Schedule of Rates and Codes.
